What Happened — In Simple Words
I, Mayank Jain, booked 2 flats in Silver Homes III, Tower-C from Escon Infra Realtors Pvt. Ltd., Noida — one flat for myself (C-302) and one for my wife (C-UG-01). I paid the initial booking amount in December 2023 and January 2024. After that, the builder completely disappeared for almost 10 months — no calls, no updates, nothing.
Then in November 2024, they suddenly came back — not with an apology, but with demand letters threatening 21% interest and flat cancellation if I didn't pay the remaining amount immediately. I arranged the money and completed all payments by January 2025. I also received NOC (No Objection Certificate) for both flats.
Since then, I have been asking for the registry — and it has not happened even after 15+ months. The builder and his team have given me more than 15 specific dates for registry — not a single one was honoured. Both the sales people I was dealing with (Ayesha and Rafiq) have quit the company. The builder, Neeraj Sharma, keeps making new promises every week but never follows through. I sent a legal notice in February 2026 — still no result. As of today, both flats remain unregistered. Meanwhile, this company is running 17+ projects simultaneously across Noida and Greater Noida — including Panache Villas, Pride Villas, Galaxy Apartments, and more. See full project list below.

Rafiq gives a firm commitment for March end. March passes with no registry. Excuses shift to "builder is busy with other project."

Multiple specific dates given in April. None honoured. Both Ayesha and Rafiq start becoming unresponsive. Calls go unanswered for days.

Full year passes since NOC was issued (Jan 2025). Full payment completed over a year ago. Two flats — one for Mayank, one for his wife — both remain unregistered. Builder has no valid explanation.

Formal legal notice served on Escon Infra Realtors Pvt. Ltd. demanding immediate registry of both flats. Builder acknowledges receipt but no action taken.

Status Today: ZERO Registries Done
As of today, neither flat has been registered despite full payment (Dec 2024), NOC issued (Jan 2025), and legal notice (Feb 2026). Mayank continues to follow up. The builder continues to make empty promises.
